A bit of boldness could be the ticket to your dream home

Sometimes it can seem impossible to get to where we want to be in life.  And to own the home we are dreaming of is no exception; we often dream of beautiful new homes which seem forever out of reach and outside of our budget.  But sometimes, all it takes is a bit of creativity and perseverance to achieve our dreams.

If the usual path just isn’t going to get you to the home you so dream of, but you are not about ready to settle for less, how about taking one of these more creative routes:

Building new instead of buying existing

Often you get a lot more bang for your buck when you invest a bit more time and energy on building a new home over buying existing.  Many are not prepared for the extra risk, stress, cost and hassle that comes with building new, and this is often reflected in the price of a new build versus an existing property.  But that little bit of extra effort could pay off in spades if you are prepared for the hard work.


Find an avenue with an additional source of rental income

Banks will generally take rental income into account when determining the amount you are able to loan.  So why not loan extra and let someone else contribute to your repayments?  You could:

  • Keep your current home as a rental when buying your next home.  This is a fantastic idea if your current property can be rented out to cover its mortgage (or better yet; to provide you some cash in hand to apply to the mortgage on your new property each week).  And especially so in a slow market as it may allow you to buy the next property at a low price, and wait until the market moves again to sell your existing property at a good price and hopefully make a great return.
  • Buy a property with a minor dwelling, or that you can add a minor dwelling to, that can be rented out such as a granny flat or a self contained unit within the property.
