General Condition

Property is clean, tidy, and in the same condition as when you agreed to buy it (allowing for fair wear and tear).

No new damage since your last viewing (walls, ceilings, floors, windows, doors).

All rubbish and personal belongings of the vendor have been removed (unless agreed otherwise).

Gardens, lawns, and outdoor areas maintained (to the standard set in the contract).

Utilities & Services

Lights and power outlets working.

Hot water running.

Water pressure and taps functioning, no leaks.

Toilets flushing properly.

Heating, air-conditioning, or fireplace operating (if included).

Chattels & Appliances

(Check against the chattels list in your agreement)

Oven/stove, rangehood, dishwasher working.

Washing machine/dryer (if included) operating.

Heat pump/air-con unit functioning.

Garage door opener works (if included) and remotes supplied at settlement.

All light fittings, curtains, blinds, and other listed items present and undamaged.

Keys & Access *

Confirm that keys for all exterior doors, garage remotes, alarm codes, and any other access devices will be provided at settlement.

Check where and how keys/access devices will be collected (e.g., from the agent, lawyer, or vendor).

Ensure all listed keys, remotes, and codes match what’s in the Sale & Purchase Agreement.

Special Conditions

Any agreed repairs, maintenance, or inclusions completed.

Any unconsented works disclosed (and documentation provided, if agreed).

Any other specific conditions in your Sale & Purchase Agreement checked off.
